If you have a hot water tank in your home and haven’t been flushing it annually, there's a good chance it will start to leak at some point. This is because hot water tanks usually last 10 to 12 years, and after that they start to fall apart.
The tank will get rusty, and the water can look murky or dirty. If you notice any of these signs, it's time to replace your hot water tank.
A new hot water tank can save money on your energy bill because new ones are generally more energy efficient. We have access to a wide selection of high-quality hot water tanks to meet your needs at an affordable price.
If you're uncertain whether your hot water tank is leaking, there are a few things you can do to check. First, look at the tank itself. If there is rust on or around the top, or you can see water stains on the floor, that's a sign it's starting to leak. Second, check the pressure relief valve. This valve is located on the top of the hot water tank, and it's there to release pressure from excess heat. If this valve is difficult to open, you’ll need to replace it, or consider replacing the whole tank.
A leaking hot water tank can burst unexpectedly and damage belongings or walls close to the tank, so it's best to catch the problem early. You can replace your hot water tank yourself if you are aware of local ventilation requirements, the electrical and gas fittings, or you can hire a plumber to do it for you. Either way, it's important to get the job done right so that you can avoid any further problems.
FYI, much of the replacement work we do now require larger ventilation pipes because of local building codes. So, there’s that plus the city likes to know a new hot water tank was installed by a licensed gas fitter trained to connect the electrical as well.
In some cases, repair is the better option. If your tank has been flushed regularly, it has been wiped down and kept dry, the gas lines and electrical connections are in good condition, then you may only need to replace the pressure relief valve or the anode rod. Whether it is electric or a gas water heater, these tips are relevant for both types.
There’s an old rule of thumb that goes like this: If the cost of repair is approaching 50% of the cost of a new gas hot water tank, then it’s best to replace it. You’ll want to figure out how old it is, its average life span and the cost of upcoming repair work. Also, how much your plumber charges if you call a professional in every time for the work.
So, what do you do if your water heater goes kaput? You could try to repair it, but at a certain point, the cost of repairs don't make sense. That’s where we come in, our team can help you choose the right replacement and get it installed quickly.
